A local operator you can actually speak to
Let Haven is run by Jay Anderson in Coventry. No call centre, no handover to a third party.
Who is behind Let Haven
I'm Jay Anderson, founder of Jay Serene Property Ltd. I set up Let Haven because landlords kept telling me the same things: voids, problem tenants and rules that keep changing. I deal with every landlord personally, and you will always have my direct number.
I work directly with landlords across Coventry, running their properties as fully managed accommodation and keeping standards high throughout.

How it works
I run your property for you under a management agreement. Our guest brand, Beaver Stays, books contractors and companies working on projects across Coventry, usually for weeks or months at a time. Cleaning, checks and maintenance are all handled, and you receive the income with a clear statement every month. Because there are no tenants, the Renters' Rights Act does not apply to your property. For some properties, a fixed monthly rent is also available.
How your property is protected
Protecting the property is built into how the model runs. Every occupancy is managed, and the property is returned in the same condition it was handed over.
Guest ID checks
Every guest is identified and checked before any stay begins.
Damage deposits
Deposits are held to cover any damage during occupancy.
Inspections after stays
The property is inspected after each stay, with any issues addressed promptly.
Insurance cover
£5M Public Liability and £5M Professional Indemnity insurance are in place throughout the agreement.
Returned in same condition
The property is handed back to the same standard it was received.
Ongoing oversight
Regular cleaning, routine checks and maintenance coordination throughout the term.
The aim is a high standard throughout the agreement.
Help confirming permissions
Before any agreement starts, we help confirm the permissions that matter.
This covers:
- Mortgage lender consent
- Insurance requirements
- Freeholder or lease permissions
Nothing proceeds until the property is properly cleared to operate this way.
